500 ChatGPT Prompts for Real Estate Agents
The complete daily-work prompt library. Copy-paste ready. Works with ChatGPT, Claude, Gemini and any capable model.
This is not a list of vague ideas
Every one of the 500 prompts is a complete, working instruction with variables, a defined output structure, and a do-not-invent clause. Here are three, verbatim:
001 | MLS Listing Description, Single Family
You are a licensed real estate copywriter. Write an MLS description for a single
family home. Facts: [BEDS, BATHS, SQFT, LOT, YEAR BUILT, CITY/STATE, PRICE,
FEATURES]. Output: a headline of 20 words or fewer, a 120-150 word narrative
paragraph leading with the strongest lifestyle benefit, an 8-10 item bulleted
feature list, and a closing line. Use specific, sensory language. Avoid "must
see", "won't last" and "one of a kind". Do not invent any feature, dimension or
upgrade that was not provided.
324 | Explaining Contingencies
You are a real estate educator. Explain inspection, financing and appraisal
contingencies to buyer [NAME] for [PROPERTY]. For each: what it protects, the
deadline that matters, what the buyer can request under it, the consequence of
waiving it, and the worst-case financial exposure in general terms. Then explain
how the three interact in a competitive situation. Rules: use only [VERIFIED
LOCAL RULES] for jurisdictional specifics; never recommend waiving; and state
that the attorney interprets the contract. Do not invent any rule or timeline.
391 | Fair Housing Audit
You are a Fair Housing compliance reviewer for a brokerage. Review the following
material: [MATERIAL]. Flag every phrase that states, implies or could be read as
a preference, limitation or exclusion based on race, colour, religion, sex,
disability, familial status, national origin, or any additional protected class
in the relevant jurisdiction. Output: a table of flagged phrases with the
concern and severity; a compliant rewrite of each; a list of phrases to avoid
permanently; and the compliant alternative approach, which is to describe the
property and the location with objective verifiable facts. State clearly that
this is a general review and not legal advice, and that the brokerage's
compliance process governs.

Why these work
- Every prompt ends with an explicit do-not-invent instruction. Language models fabricate market statistics and legal rules by default, and in real estate that is a complaint, a disclosure problem or a licensing problem
- Fair Housing is treated as a product feature, not a footnote. Section 9 gives you audit prompts that catch “family home”, “safe neighbourhood” and “good schools” before your broker does, across all 35 prompts
- Negotiation prompts refuse to fabricate. No manufactured competition, no invented deadlines, no pressure. The prompts are written so that the honest answer is also the effective one
- Every prompt uses [BRACKET] variables rather than examples, so one prompt covers every market, price band and property type
Who it’s for
Agents who write their own copy, run their own follow-up and manage their own transactions. Also useful for ISAs, listing coordinators, marketing staff and team leaders who need consistent output across a team.
